Renovation and Interior Design

The condominium is on the 15th floor of Siesta Key’s Terrace Building, originally designed in 1969 by Frank Folsom Smith. Two corner units were combined into a single condo. The ceiling finish was stripped to expose the concrete form-work. All interior partitions were removed. The bathrooms, storage, and kitchen are organized in a wood-clad central core. Speakers, vents, and air returns are all accommodated through discrete cuts and perforations in the wood veneer. The windows were replaced by large bi-fold glass doors that open out from the corners. The master bedroom faces the city while the living space enjoys the views over the Gulf and the beach. Ten foot wide steel and wood interior folding partitions allow the owner to transform the space. The partitions fold back into the wood core to reconnect the private suite with the rest of the unit to form one continuous space. The master bath borrows light from an adjoining space through a window with a switchable electric film. Halflants + Pichette was retained for the selection of furniture and finishes.

CHANGING THE ROSEMARY DISTRICT


New Implementations

Five of the firm’s housing designs are currently under development in Sarasota’s Rosemary District. These projects will help mend the Rosemary District with downtown Sarasota. A wide variety of units type are incorporated into the designs from two story live-work units with elevated yards to penthouses with generous loft spaces. The units vary in sizes from 800sf one bedroom condos to a large 3,000sf unit. The assortment of units will create a diverse community of residents of varying income levels and backgrounds. As exemplified by the recent condominium purchases at Risdon on 5th, a range of unit types can bring together young professionals and well-heeled owners within the same community of residents. All five projects are careful to connect to the street to help create a lively pedestrian environment.

PHILIPPI CREEK RESIDENCE


Design-Build AIA Award

The recently completed design-build project was awarded the top residential award from the Tampa Bay Chapter of the American Institute of Architects. The house sits on the banks of Philippi Creek in on a triangular shaped lot. The expansive design takes full advantage of Florida's agreeable climate. The three wings of the house together form a private courtyard around the pool, shielding the owners from both the street and the public waterway. The living room wing runs along the creek and opens to the long views over the small body of water. An exterior shaded gallery is part of the entry sequence and is on axis with a grand oak on the river’s bank. A west facing balcony perched over the entrance offers a viewing platform to catch views of the setting sun and to reconnect the house with the neighborhood.

Thanks to a growing list of projects in the Tampa Bay Area, we are excited to announce that Halflants + Pichette Tampa office is now open! The office is located on MacDill Avenue between downtown and the South Tampa peninsula, within easy reach from I-275 and the crosstown. Glenn McKay, who is an experienced designer with work ranging from multi- family housing to hotels and offices, will serve as the director of the Tampa office.

Glenn McKay

Glenn McKay opened the firm’s new office in Tampa Bay in response to a growing list of projects in the area. Glenn serves as studio director responsible for all tasks from hiring to development. For 15 years, Glenn worked with the Bacon Group as a senior designer and project manager before opening his own studio. He previously worked in Sydney, Australia coordinating the design of the Maroun Tower and of the twenty-two story Sheraton on the Park Hotel. Over the past two years at Halflants + Pichette, Glenn has been taking a leading role in managing the firm’s largest multifaceted designs including two mixed-use housing projects.

Drawing permits under review

Located on 5th Street in Sarasota’s new Design District, RISDON on 5th is a mixed-use housing project consisting of twenty-two residential units over six retail spaces. The units interlock creating a variety of unit types. Combining six one story 2 bedroom condos; six two story 3 bedroom units; four penthouses of varying sizes; and six 750sf one bedroom condominiums, the project offers a wide menu of options. All units benefit from loft ceilings of 12 to 20 feet over living spaces. Eighty percent of the 28 condominiums are now under reservations. Halflants + Pichette: Studio for Modern Architecture was featured on the cover of the Florida / Caribbean ARCHITECT Winter '16 issue for their work on the Verandah House in Sarasota, Florida. The award winning project was further spotlighted in a two page spread. The quarterly magazine, serving as the official publication of the Florida / Caribbean region of the American Institute of Architects, is distributed to every architectural office in Florida and Puerto Rico.

Construction Documents Phase

Located on 5th Street in Sarasota’s new Design District, RISDON on 5th is a mixed-use housing project consisting of twenty-two residential units over six retail spaces. The office is proceeding with the final construction document phase to prepare the permit application. Combining six one story 2 bedroom condos; six two story 3 bedroom units; four penthouses of varying sizes; and six 750sf one bedroom condominiums, the project offers a wide menu of options. All units benefit from loft ceilings of 12 t o20 feet over living spaces as well as generous terraces. More than half of the 28 condominiums are under reservations. ASSOCIATION OF LICENSED ARCHITECTS SILVER AWARD RECIPIENT

The Lido Key Bay Porch addition was recognized by the Association of Licensed Architects with a National Silver Award. The addition opens the existing house and connects to Sarasota Bay with 12’ wide stairs carved out from the plinth. The addition adds a mezzanine level, an interior stair, and a dining wing as well as a generous shaded porch on water. A glass bridge extends through the width of the house from the foyer to a balcony on the bay, pulling the resident toward the shaded porch. Sixteen feet of sliding doors pocket to open up the living to the new shaded porch on the water. The roof of the porch spans thirty feet over the pool, framing long views over the bay, with only a delicate steel column holding its corner.

ASSOCIATION OF LICENSED ARCHITECTS GOLD AWARD RECIPIENT

The Verandah House located in Sarasota’s McClellan Park was recently awarded a National Gold Award by the Association of Licensed Architects. Featuring generous overhangs, shaded terraces and solar panels mounted on glass, the home embraces Sarasota’s subtropical latitude as it opens to its courtyard. The space under the overhanging roof serves as a verandah mediating the climate. The cantilever is created by custom light steel trusses from which a balcony is suspended. A continuous clerestory runs between the trusses. The award will be presented at a design reception in Chicago on November 6th.

Mixed-Use Development Proposal

We just completed a model for our proposed mixed-use residential tower for downtown Sarasota. Standing at 64” on its base, the all-wood model is the largest to grace the collection of 32 models on display in our office. It was crafted by interns Mikel Amias and Olga Lombana.

Vanguard Lofts Development

The Vanguard Lofts housing project broke ground in the Sarasota Design District. The event was flawlessly organized by Frank Lambert of Premier Sotheby's International. All of the large three story units have been presold. Philippi Creek Residence

Since starting construction late last year our Philippi Creek has steadily progressed as all the CMU Block work has been completed along with a majority of the roof framing. Over the next few months the project will begin to take shape with installing the windows, stucco finish and interior rough-ins from the Electrician, Mechanical and Plumbing subcontractors.

Venice Beach Residence

Further along in the construction process the Venice Beach Residence has steadily progressed since our last update. With all of the roof framing complete, the final TPO roof membrane was installed. Interior rough-ins have also begun on the project as has the exterior site wall around the edge of the property. With window installation on schedule the project will quickly begin to shift towards interior trades installing insulation, drywall and flooring.

Halyard Residence

With the property facing downtown Sarasota along the bayside, the design takes advantage of the views by orchestrating a series of spaces that gradually open up towards the exterior pool deck. A generous thirty foot cantilevered roof over the pool deck helps extend the living space as well as providing both shade and dappled light filtering into the interior spaces. Horizontal lines are emphasizes on the grounded street elevation where an exposed concrete wall breaks through to both define the entrance and guide you through the design.

5 Residences Under Construction

Five of the firm’s residential designs are currently under construction on coastal or riverfront sites from Venice to St Petersburg. Most of the projects are being built as design-build ventures, but we are also enjoying working with skilled contractors to bring the others to completion. All five houses will be completed by the end of this year.

Vanguard Lofts - Premier Sotheby's International

Most of the Vanguard lofts condominiums have sold through the efforts of Frank Lambert from Premier Sotheby's International Realty. Only two units remain on the market. The Vanguard Lofts is a residential modern urban condo in the Sarasota Design District. The housing project is designed to foster social interaction by taking full advantage of a variety of private and shared exterior spaces. All living spaces extend to the exterior with terraces and yards. The amenities include a gym and a conference room. Half of the units open to a private yard. The others enjoy a rooftop terrace with water and city views. Construction is to begin in late March.

Charron Residence

The design of the Charron Residence on Longboat Key is based on the plan of the clients’ former condo in Switzerland. The condo floor plan was cut and collaged into an arrangement of spaces suited to the conditions of the Florida site. Without being bounded by a neighboring unit above, the new design opens up in section to volumes of spaces of various heights. The design reconnects the elevated house to land and sky by stepping down to a covered terrace, and up to a roof terrace. A mezzanine level on the way to the roof offers a new vantage point of the living space below creating diagonal views down to the adjoining canal.

Anna Maria Residence

The Ann Maria Residence has steadily progressed in construction. CMU block walls have been built to the rooftop along with the concrete tie beams, allowing the master bedroom to cantilever over the pool (shown in the picture above). The roof deck is installed. We will start framing the interior this week and into the holiday break, allowing electrical and plumbing rough-ins to begin the following week.

Halflants + Pichette wins 2 AIA Tampa Bay Design Awards

Halflants + Pichette received 2 AIA (American Institute of Architects) Design Awards from the Tampa Bay Chapter during the annual award's ceremony held at the Tampa Theatre. The awards recognized the designs for Vanguard Lofts, a housing project located in Sarasota's Design District and the Philippi Creek Residence. Tampa Bay AIA is one of the largest chapters in the country representing seven counties from Pinellas to Polk. Halflants + Pichette has now received 23 AIA awards since opening the firm in 2006, making it themost recognized firm in the area.
